YOU REVIEW. YOU DECIDE.
From appraisal report to a shareable copy.
01
Import & analyze
Open a searchable PDF and confirm the subject address. The program automatically analyzes the document and suggests redactions throughout the appraisal, including names, address variations, parcel identifiers, and labeled confidential information.
02
Review & refine
Review the highlighted suggestions and choose what to keep. Use Add phrase to enter words, phrases, or individual characters and search and redact matching occurrences throughout the report’s searchable text. You can always draw a redaction box over a signature, map, image, or any other area.
03
Redact & check
Create a new PDF with permanent redactions or replacement labels. Automated text and metadata checks and a local audit report support your final review.
LOCAL BY DESIGN
Your reports stay on your computer.
No report upload. No cloud AI. No account required to process documents. Appraisal Redactor works locally, including offline after installation.
Appraisal-aware detection
Subject addresses and variants, client and owner names, APNs, and labeled assignment and litigation details—with every proposed removal available for review.
Permanent PDF redaction
Approved areas are destructively redacted. Save a new copy while preserving the original report.
A useful tool, with you in control
Scans and text inside photos still need manual review. Automatic checks do not certify that every sensitive detail was found. You determine whether the result is appropriate to share.
FREE TO USE
A practical tool. Shared with the profession.
Provided free of charge by Sierra Nevada Appraisal Group. No subscription. No per-report fee.
